The Village of Rothschild board approved two separate rezoning requests during its Aug. 26 meeting.
Zoning Coordinator Rebekka Borchardt recommended the first rezoning for the parcel at 12 Beste Avenue (PIN#176-2807-245-9977) from I-2 Heavy Industrial to R-1 Single-Family Residential. Borchardt told the board that while the minimum lot area for R-1 is met, the existing home appears to be built on the lot line and is nonconforming to R-1's 25-foot setback requirement. The board approved the rezoning (motion Mortensen/Zemke; carried 7–0).
The board also approved rezoning for 609 Grand Avenue (PIN#176-2807-245-9978), the site of a custom vehicle painting business identified in the minutes as Nihl Kustoms. Borchardt noted the structure has an interior side-yard setback of approximately 2 feet, nonconforming to the C-2U requirement of 5 feet, and that future development adjacent to residential districts would require an 8-foot fence. She recommended approval and the board concurred (motion Schremp/Helgeson; carried 7–0).
Why it matters: both rezonings change the permitted uses and future development expectations for the parcels; the minutes record nonconforming setbacks that may affect future building permits or required variances.
Board actions: both motions passed unanimously with seven affirmative votes. The minutes record Borchardt's recommendations but do not list any public comment on either rezoning.
