Zoning administrator conditionally approves use permit for gymnastics facility at 55 Mitchell Boulevard

Renee Nickon, the acting zoning administrator and an associate planner, on April 15 conditionally approved a use permit to allow a gymnastics (fitness/recreation) facility at 55 Mitchell Boulevard Suite 23.
Planner Michaela O'Brien told the hearing the applicant proposes to operate in a roughly 2,117-square-foot space that includes restrooms, a lobby and a warehouse area where classes will be held. "The applicant is requesting a use permit to allow gymnastics facility, which is falls under fitness/recreation facility land use," O'Brien said, listing proposed hours and parking. She said the project meets the findings necessary for approval but recommended conditions including setting hours at 7:00 a.m. to 9:00 p.m. daily and requiring a building permit and a separate sign permit.
Applicant Liz Lavin, who said she has served as a head coach at the University of California, Berkeley for the past eight to nine years, described the operation's safety protocols and local demand. "We're excited about having a gymnastics facility in this space," Lavin said, adding that the program will focus on very young children and that the team has "about 200 families on the waitlist." She was joined by her husband, Frank Lavin, and broker Matt Brown.
No members of the public spoke in person during the hearing. Nickon noted two remote attendees were observing but that the hearing does not accept live online comments; remote attendees were advised to submit comments by email or phone.
Nickon said the approval is conditional on the listed permits and clarified next steps: any appeal must be filed in writing with applicable fees by 4:00 p.m. on Wednesday, April 22; if no appeal is received, the permit would become effective on Thursday, April 23 and the applicant may proceed with business-license and building-permit applications. The hearing was adjourned at 10:06 a.m.
