Danbury commission tables Lake Waubeeka renovation plan for 12 Sage Road

The Danbury Environmental Impact Commission on June 10 reviewed Application No. 1269 for 12 Sage Road in the RA-20 zone, then voted to table the matter pending applicant clarifications.
Agent Ralph Gallagher, P.E., presented the proposal on behalf of property owners David and Dena Bruckman. The plan preserves the existing footprint for the most part but proposes a small addition to the west, adding roofs to existing decks to create three-season rooms, reconfiguring a deck, and a screened-in porch. Gallagher said a B100 septic form had been completed as required by the health department and that erosion controls including double hay bales and a materials stockpile area are shown on the plans.
Commissioners and staff asked several technical questions: how the additional roof area would be treated (Gallagher said leader drains will discharge to the surface as now), whether stairs would be replaced (yes, due to reconfiguration), and whether a sump or ejector pump exists. Inspector Larry Liebman observed a pipe through the foundation and noted it could indicate an ejector pump for a basement bathroom; project designer Ms. Hadaya said an ejector pump was possible. Gallagher agreed to investigate and provide any necessary updates to staff and the plans.
Commissioner Geoff Herald moved to table the application until the next regularly scheduled meeting; Commissioner Mark Massoud seconded. The motion carried by unanimous vote. The item will return after the applicant supplies the requested clarifications and any plan revisions.
