Avon board approves variance to expand dormer at 90 Secret Lake Road

The Avon Zoning Board of Appeals unanimously approved a variance on May 15 allowing an expanded second-floor dormer to encroach 12 inches into the setback at 90 Secret Lake Road.
Planning and Community Development Specialist Emily Kyle told the board the house is nonconforming, which is common in the Secret Lake neighborhood where many houses were built prior to zoning. Because the structure is nonconforming, the proposed expansion requires a variance under the town’s regulations governing alterations to nonconforming buildings.
Matt Walsh of CSB Construction, Inc., the applicant’s contractor, described the work as expanding an existing dormer by 12 inches and widening it to improve second-floor function. Kyle said abutter notices were sent but no comments were received.
After the public hearing closed, James McNeely moved to approve the variance and Eileen Reilly seconded. The motion passed unanimously with Vice Chair Jaime Polhamus, Board Members James McNeely, Michele O’Connor, Eileen Reilly and alternate Christy Yaros voting yes.
Kyle told the board that, as with the other application on the agenda, the record will reflect the board’s findings and the applicant must record the variance on the Avon Land Records before zoning can sign off on a building permit.
The board did not place additional conditions on the approval; the matter concluded with unanimous approval at the May 15 meeting.
