The Tisbury Board of Health on June 9 granted a one-year extension to a prospective purchaser of 51 Lantern Lane to complete a nitrogen-reducing septic upgrade required for properties in the Lake Tashmoo watershed.
The applicant told the Board the existing Title 5 inspection passed but that the property is subject to a local requirement to install a nitrogen-reduction system within six months of sale. The applicant said financing the estimated $55,000 upgrade through the mortgage would increase the purchase price and monthly payments and requested additional time to secure funding and complete the work. The applicant also stated the home will be owner-occupied and no bedroom additions or expansions are planned before the upgrade.
The Board discussed environmental protections, precedent and financing constraints and voted to grant a one-year extension from the date of sale, with a requirement that the purchaser return for follow-up discussion. Staff was authorized to issue a letter stating the Town will not impose fines or liens during the approved extension period, subject to the Board’s vote.
The extension postpones the timeline for a shore- and watershed-focused septic upgrade but keeps the Board's oversight in place through required follow-up.
