Bern supervisors approve Eaton Farms, SunCap and Misco land‑development items with conditions

Bern Township supervisors on July 6 approved several planning and land‑development actions, including conditions intended to protect historic resources and local buffers.
The board approved the Eaton Farms preliminary subdivision plan subject to SSM's June 4, 2021 engineering review and authorized signing the Eaton Farms sewage module. Both measures passed by unanimous vote.
For the SunCap land‑development plan, the board approved waivers for several required studies — recreation, fiscal, hydrogeological and historic — on the Planning Commission's recommendation, but required a note on the plan stating that if archaeological resources are discovered during construction the Pennsylvania Historic and Museum Commission must be notified and permitted to photograph and remove resources in accordance with law. The board also approved a waiver for perimeter planting strips at the truck‑trailer parking area and accepted an alternate landscaping plan. Conditions on the landscaping approval included adding screening around the retention pond, revising tree species, planting buffers toward the airport and US Anodize, and a requirement that owners address future tree‑height conflicts with the airport.
The board approved a plan‑scale waiver for the Misco land development plan. Supervisors also approved motions stating that if an extension of time is not granted by applicants prior to the plans' 8/9/21 expiration dates, the township would reject those plans in accordance with the latest engineering review letters.
All land‑development votes reported in the minutes passed without recorded dissent. The approvals include required plan notes and conditions intended to address environmental, historic and neighboring‑use concerns before construction moves forward.
