Bern supervisors approve Eaton Farms subdivision, solar waiver and other planning items

Bern Township supervisors unanimously approved several planning and zoning items on Aug. 3, 2021, clearing the way for a local subdivision, a solar structure, and other routine development actions.
Manager Brian Potts and Engineer Kent Morey presented the Planning Commission’s recommendations and the board acted on each item. The supervisors approved the Eaton Farms preliminary subdivision plan subject to the SSM July 9, 2021 review letter; approved a land development waiver requested by Enersys for a solar panel structure; granted a Section 154-24.C(1) road widening waiver for an Eberly subdivision that splits two existing houses so each will be on its own lot; and approved release of the Stonehedge #2 maintenance bond for Belfair Drive.
Dr. Boyd Wagner III moved to approve the Eaton Farms plan subject to the SSM review letter and Jeff Thompson seconded; similar motions and seconds followed for the other items. All votes were recorded as yes by the full board: Irene Reed, Brian Eveland, Daniel Tobias, Jeff Thompson and Dr. Wagner.
According to Manager Potts, the Eberly waiver was recommended because requiring road widening at that location would be impractical for the configuration and setting of the existing houses. The Enersys waiver was the Planning Commission’s recommendation for the proposed solar structure; the board approved the waiver without additional conditions recorded in the minutes.
The board’s actions complete approvals at the preliminary/waiver stage; any remaining conditions in engineering review letters must be satisfied during final plan submission or construction approval.
