Planning commission recommends alcohol-license exception for Mission Barbecue at Lake Mary Boulevard

The Seminole County Planning & Zoning Commission recommended approval of a special exception allowing Mission Barbecue to serve beer and wine at an existing restaurant about 501 feet from the Arbor School of Central Florida; staff said the restaurant meets planned-development and operational criteria and the applicant said alcohol is under 1% of sales at comparable locations.
The Seminole County Planning & Zoning Commission on a unanimous vote recommended that the Board of County Commissioners approve a special exception and associated development order to allow Mission Barbecue to serve beer and wine at an existing restaurant on West Lake Mary Boulevard.
Caitlyn Abner, principal planner with Development Services, told the commission the restaurant sits in a planned development (PD) and is approximately 501 feet from Arbor School of Central Florida — well inside the 1,000-foot separation distance required by the Seminole County Land Development Code (section 30.6.6.2b). Abner said staff nevertheless found the request consistent with the PD’s intent, noting the site is within an established shopping plaza with other restaurants and that parking and access meet code standards. "The requested special exception for an alcohol license is consistent with the commercial nature of the area and is ancillary to the property's function as a restaurant," Abner said.
The applicant’s representative, Deborah Maine, identified herself for the record and said at comparable Mission Barbecue locations beer and wine sales account for "less than 1% of our sales." Maine said the change is intended to allow the restaurant to compete with neighboring establishments that offer on-site alcohol with meals.
No members of the public submitted comment cards or spoke in opposition at the hearing. After discussion, a board member moved and the commission voted to recommend approval of the special exception with the conditions shown in the draft development order.
The commission’s recommendation will go to the Board of County Commissioners for final action at a future meeting.
