City planning director reports 28 demolitions in May and 97 year‑to‑date, cites ARPA and ODOD funding

Planning Director Steve Gondel presented the monthly demolition program update and told the commission the city completed 28 demolitions in May — six paid with ARPA funds, 20 with Ohio Department of Development (ODOD) funds, and two with Community Development Block Grant (CDBG) dollars — bringing the year‑to‑date total to 97.
Gondel provided a funding breakdown: 66 of the demolitions to date are ARPA‑funded, 29 ODOD and two CDBG. He said the city ended April with 24 demolition debris piles, added four in May for a May total of 28 piles, and noted 39 properties completed asbestos remediation in May which brings the year‑to‑date remediation total to 108. Gondel highlighted a high‑visibility West Third location (the former Tasty Bird store) where fencing and debris removal proceeded quickly under the owner’s insurance, not city funds.
Commissioners asked for follow up on site‑specific cleanup and on the broader housing inventory and demolition priorities; Gondel said staff would coordinate brush clearing with public works and continue to pursue state and federal funds for foundation removals when necessary.
Gondel also noted neighborhood distribution: 21 unique neighborhoods have seen demolitions so far in 2026, with Southern Dayton View leading the tally (31) followed by Santa Clara (14). Staff said they will return with maps, before‑and‑after documentation and ongoing scheduling information.
