The Planning Commission voted to accept the Water's Edge Dock & Hoist site plan for 4983 Bird Drive and waived a number of missing site-plan submittal items, while advising the applicant that a special land use authorization is required in the M-1 zoning district.
Commissioners found the submission lacked items such as a scaled location map, depictions of buildings within 100 feet, an exterior lighting diagram, a landscaping plan and fire-lane designation. Commissioner Daryl moved and Commissioner Laura seconded motions to waive several of these requirements for the existing plan; the waivers were recorded as approved by the commission.
Staff informed the applicant that expansion of parking or new lighting would trigger full compliance with applicable ordinances and that the applicant may need an easement from the village or permission from Scot Horner to tie into the existing industrial-park storm sewer. The minutes record that Commissioner Daryl emailed the special land use application to the applicant the same night.
The commission also reviewed relevant ordinance language for contractor offices and outdoor storage and reminded the applicant that temporary trailers are not permitted as contractor office buildings; outdoor storage must be accessory and consist only of products owned by the principal use. The minutes indicate the commission found the plans acceptable for the current conditions pending the special land use application and any further required permits.
