Planning Commission forwards Tractor Supply site plan to village council after identifying eight-space parking shortfall

The Village of Stockbridge Planning Commission reviewed the Tractor Supply site plan for 4545 South M-52 and voted to forward the parking-deficiency issue and the site plan recommendation to the village council.

Commissioners found multiple technical items missing from the submittal — including electrical service details, transformer location, hydrant depiction, valves and storm-drainage utilities — and repeatedly voted to waive certain submission requirements for the existing site plan on the condition that future expansions or changes would trigger full compliance. Commissioner Daryl moved to waive multiple technical submittal items and Commissioner Laura seconded; the waivers were approved by the commission.

On parking, the commission applied Sec. 6-261's standard (one space per 300 sq ft). With a building area of 21,930 square feet, the ordinance requires 74 spaces; the plan proposed 66, creating a deficit of eight spaces. The commission voted to forward the parking deficiency and related approvals to the village council and instructed the applicant to submit any needed MDOT driveway permit and, where applicable, seek ZBA relief for height/variance issues.

The minutes note the applicant intends to add a fire hydrant if required and was advised to submit a formal letter to the Planning Commission and to obtain any required permits from MDOT and the village. The commission also reminded the applicant that changes to signage, lighting or sign size would require village permits and compliance with ordinance standards.

Next steps recorded: the applicant is to provide required permit applications (MDOT driveway permit and written correspondence to the Planning Commission) and the village council will consider the parking shortage and any requested relief or recommendations from the commission.
