The Port Clinton Planning Commission and Board of Zoning Appeals on Feb. 27 approved a variance allowing side-yard setbacks to be reduced from the customary 5 feet to 4 feet 10 inches for a proposed house at 0 E. Second Street, listed in the record as a Katt Mortni, LLC parcel (parcel #0211796324102000). Mr. Colston moved to approve the variance; Mayor Mike Snider seconded and the motion passed by voice vote ('All agreed').
Builder Matt Hollis told the commission he plans to construct a 1,275-square-foot, three-bedroom, two-bath house and that the design requires a 2-inch variance on both sides to accommodate 2x6 exterior wall construction. "I will be building a 1,275-square-foot home (3 bedrooms, two baths)," Hollis said. He added it is not yet determined whether the house will be rented or sold after completion.
Hollis said the project will not include a garage but will have a parking pad described in the transcript as "22" to accommodate two vehicles" (the unit is not specified in the meeting record). Commissioner Tracy Colston said a curb-cut request for driveway access must be submitted to his office, and Interim Chairman Todd Bickley said the applicant must submit a floodplain permit and an elevation certificate to the Safety-Service Director, Tracy Colston. Bickley also noted the house will be built on a crawl space.
