At a study session following the July 1 special meeting, the Town of St. John Plan Commission reviewed an updated single‑family proposal in the Dancing Waters subdivision presented by Dennis Meyers of Meyers Development.
Meyers said the project largely reflects the previously presented plan. Town staff told the commission the engineering resubmittal included required firefighting turn‑radius drawings and that the only outstanding staff comment for the current plan is that an auto‑flushing hydrant must be installed where the water main dead‑ends to prevent stagnation.
A staff engineer noted that because the development is now being processed as a single lot (rather than the earlier three‑lot layout) a prior fire‑hydrant request for a second hydrant was no longer applicable; the submitted drawings show the ladder truck can make the required turn. Commission members and staff also discussed that earlier sidewalk/street‑light waivers granted for the subdivision would not automatically carry forward to a new primary plat, so the developer likely must seek a waiver at the forthcoming public meeting.
The commission did not take a final vote at the study session; staff said corrected plans and requested waivers will be addressed at the scheduled public hearing. The developer and commission agreed to return for the public meeting in two weeks for formal consideration.
