Commission continues 18 Sound View Road review, asks for revised stormwater and elevation plans

The Haritch Conservation Commission on July 1 continued its review of a Determination of Applicability for 18 Sound View Road so the applicant can provide clearer stormwater design details and topographic information.

Tulu, the project representative, told the commission they added a rinse station and a precast dry well and plan to connect gutters to a 500‑gallon dry well, with a secondary dry well and the existing pipe retained as an overflow. "We're thinking of putting a 500‑gallon dry well in the center where it catches the roof," the representative said.

Commissioners pressed for a more legible plan view, spot elevations, contour lines and calculations showing how much runoff the proposed dry wells must absorb. Commissioner Rob said he liked the "triple setup" but warned dry wells become silted and must be serviceable: "Just make it so that they're not covered somehow... so that you would have access." Several members asked for the roof square footage and the runoff formula used to size the leaching structures; staff noted the roof area was calculated as 380 square feet and asked for the supporting math on the revised plan.

The commission set expectations for submission: larger‑scale plans with elevations and a schematic of the dry‑well design, plus runoff calculations and material specs (stone size, depth, access). The applicant agreed to submit revised electronic and paper plans in time for the July 15 meeting packet.

The commission voted to continue the hearing to July 15 to allow staff and members time to review the requested revisions.
