Zoning Coordinator Rebekka Borchardt reported the village received a conditional‑use application from Brandon Bronson; staff and the Planning & Zoning Commission noted the business was already operating and that neither the business owner nor the property owner were aware a conditional use permit was required before opening. Borchardt described the facility as a small, one‑person repair shop focused on repair rather than maintenance, with stated hours of Monday through Friday, 8 a.m. to 6 p.m., weekends reserved for shop cleaning, and a prohibition on work between 7 p.m. and 7:30 a.m. Approved waste removal practices for used oil, coolants and tires were noted.

The parcel meets frontage and lot‑size requirements and setback rules; because the lot abuts a residential district an eight‑foot‑high solid fence is required, and staff noted that a six‑foot fence currently exists between 15/17 and 19 Wilson Avenue. The Planning & Zoning Commission recommended approval with the condition that the owner return with an overnight parking plan that does not rely on village property. Trustee Paul Kennedy moved to approve the permit with that condition; Trustee Louella Luedtke seconded and the motion carried 7‑0.
