The Omaha Planning Board approved the Workforce Housing Three Round Two Fort Circle TIFF redevelopment project (KC326149), clearing a six‑lot plan northeast of Fort Street and North 24th Street aimed at producing single‑family, workforce‑priced homes.
City planner Bridget Hadley summarized the site and zoning compliance. Lacia Goodwin of Holy Name Housing said the nonprofit received Nebraska Department of Economic Development middle‑income workforce housing funds and will place the award into a revolving loan fund: sale proceeds from the homes will replenish the fund and finance future units. She described the homes as roughly 1,500 square feet with three bedrooms, two bathrooms and a single‑car garage and said typical list prices for the homes will be $245,000, targeted at middle‑income households.
Staff recommended approval; after asking questions about the revolving‑loan structure and applicant control of buyer qualification, the board moved, seconded and voted unanimously to approve the redevelopment plan.
The board’s approval advances the project toward detailed design and permit review; Holy Name said several units are already under construction elsewhere in the city and the organization will begin marketing and buyer vetting once permits are secured.
