Polk County commissioners approved variances and a conditional infrastructure plan for Piney Ranch RV Park in Precinct 3.
County engineering staff recommended two variances for existing on-site structures and the current road configuration. The first was a request under section 9B of Polk County subdivision regulations to allow existing service buildings (office, washer and bath house) to remain inside the usual 50-foot setback from state and federal roads; staff recommended approval because those buildings already exist. The second sought relief from section 12.1 (road construction specifications) to allow the existing RV park roadway to operate as one-way with a minimum width of 14.5 feet; staff recommended approval provided one-way signage is posted and tight curves are modified to a 32-foot minimum turning radius.
Commissioner motion and second carried on both variance requests. The court then considered approval of the RV park infrastructure development plan conditioned on several items staff flagged as necessary before issuance of a certificate of compliance: proof that all service buildings meet Texas accessibility standards (sections 1.4 B and C), a letter from Leot Water Corporation certifying water availability to each planned space, and documented approval of the on-site sewage facility (OSSF) design. A motion to approve the plan subject to those conditions passed.
The approvals are limited to the existing park configuration and include the listed conditions; county staff will require the specified certifications before issuing a final compliance certificate.
