Nance County Board of Equalization accepts 2026 assessment records; protest decisions deferred to July 14

The Nance County Board of Equalization convened June 23, 2026, in the Supervisor’s Room of the Nance County Courthouse in Fullerton. Chairman Timothy C. Cornwell opened the meeting at 11:00 a.m., and all seven board members were present.
County Assessor Megan Zoucha entered a package of 2026 assessment materials into the record, including proof of publication for the completed 2026 assessment rolls, the Assessor’s Office policy and appraisal procedures, the procedures and sample letter used to send valuation notices, the 2026 Opinions of the Property Tax Administrator for Nance County, Nebraska Tax Equalization & Review Commission findings for Nance County, and the county market-area determinations. The board accepted those documents into the record for the Board of Equalization and assessment proceedings.
During routine business the board recited the Pledge of Allegiance and approved the meeting agenda (moved by Andy Ditter, seconded by Darren Nelson) and the minutes of the May 26, 2026 meeting (moved by Darren Nelson, seconded by Robert Voichoskie). Those motions were recorded as approved.
The clerk noted Protest #1 and Protest #2, which were among protests received June 1–12; the transcript records that no testimony was given on those filings. The board recorded that decisions on these protests will follow hearings that will include protests received between June 15 and June 30 and that those matters are scheduled to be heard on July 14, 2026.
Board member Scott Russell moved to adjourn the session, seconded by Steve Crouse. The roll-call vote on adjournment recorded AYES from Ralph Horacek, Steve Crouse, Robert Voichoskie, Darren Nelson, Scott Russell, Andy Ditter and Timothy C. Cornwell; NAYS were none. The motion carried and the meeting was closed. The minutes were signed by Chairman Timothy C. Cornwell and County Clerk Adrian F. Chlopek.
The board’s next procedural step on contested valuations will be the July 14, 2026 hearing to consider protests received June 15–30; decisions on the earlier June 1–12 protests were recorded as deferred until after that hearing.
