River Ridge board authorizes subconsultant agreement for gatehouse redesign, approves master signage plan

The River Ridge Community Development District on Oct. 22 authorized Bowman Consulting to retain RG Architects, P.A. as a subconsultant to redesign two gatehouses and approved a separate Bowman Consulting landscape proposal to replace neighborhood monuments and master signage.
Eric Long described the gatehouse work as a redesign rather than demolition; he said the main gate has been struck 12 times this year and the buildings will receive a visual facelift. The Board discussed project scope, zoning, elevation certificates and noted design and permitting may take 12 to 18 months. To avoid delay the Board approved moving forward under a subconsultant arrangement with Bowman, booking $62,500 as an up-front deferred cost to be reimbursed when CDD financing is issued; Mr. Long said construction would begin in 2026.
On the signage program, the Board approved Bowman Consulting Group’s proposal to replace monuments throughout Pelican Sound with costs for neighborhood monument replacements budgeted under Pelican Sound replacement reserves. Mr. Krebs noted some monuments will be relocated and asked staff to provide updated design and location information to neighborhoods when appropriate.
The Board authorized the Chair to execute subconsultant documents after review by District Counsel and District Manager. Mr. Blumenthal will serve as the Board liaison and Mr. Long will lead the projects and provide monthly updates.
