Developers seek smaller lots for St. Mary’s Addition; Denton trustees table plat and sidewalk waivers

Developers for the proposed St. Mary’s Addition told the Denton Board of Trustees on Feb. 3 that reducing the minimum single-family lot size from 12,000 to 11,000 square feet would allow more lots to fit on the 9.31-acre site. Trustee Amanda Fangmeier and other trustees raised concerns about missing sidewalks on the north side of Denton and public-safety implications of a temporary 35-foot turnaround.
The public hearing on a zoning amendment to section 5.07.06 of Denton’s 2007 zoning ordinance opened at 6:42 p.m., where project developers Tim Aschoff and William Jefferies described the layout the change would allow and the developer’s attorney, Mike Bacon, outlined how TIF financing might be used. The preliminary plat presented by Linda’s Retirement LLC shows single-family homes, duplexes, townhouses, a church and rectory, and a single-level two-bedroom apartment building for residents 55 and older.
Village staff (Blackledge) said the existing water tower can handle the proposed development’s water use but that the village lagoon will require expansion and significant repair; the record notes lagoon piping is about 50 years old. As part of the proposal, developers offered to pave the portion of 6th Street within village limits in exchange for a waiver that would avoid installing sidewalks along West Denton Road, which developers said would be expensive given topography and drainage concerns. Trustee Fangmeier said she runs in the area and does not want the north side of town left without sidewalks; Jefferies replied that sidewalks would service every lot within the subdivision but that W Denton sidewalks would add substantial cost.
Trustee Trent Wheatley moved, and Trustee Doug Rosekrans seconded, motions to table consideration of two waiver requests (no sidewalks on W Denton Road; a modified 35-foot diameter cul-de-sac/temporary turnaround), the preliminary plat approval, and the subdivision agreement until a special meeting of the Board on Wednesday, Feb. 12, 2025, at 6:30 p.m. All motions carried. The record shows the next procedural step after the special meeting will be final plat consideration by the planning commission.
