Commission advances minor development plan to retrofit Truist Bank building at Lafayette Place

The Town of Hilton Head Island Planning Commission considered a minor development plan (DPR000073-2026) to retrofit the existing Truist Bank building at 2 Lafayette Place for a new tenant and voted to approve the plan.
Michael Connelly presented the proposal on behalf of the applicant (Matthew Johnson of Boller Engineering). The plan calls for redoing the parking area to meet ADA requirements, removing the bank's drive-through canopy, constructing a new ATM drive-through, and adding a landscaped island. Connelly said the zoning district checks and site calculations in the staff memo "check out" and that this review is a required step for minor development plans adjacent to residential uses following a change noted in summer 2025.
After a brief opportunity for public comment, a commissioner moved to approve the plan as presented, the motion was seconded, and the commission approved the minor development plan.
The approval advances the applicant's ability to proceed to final design and permitting consistent with LMO standards and site corrections noted in staff materials.
