Commissioners grant septic-system variance for Alpine Park property

Grand County commissioners granted a variance to allow an on-site wastewater treatment system (OWTS) to be located 1 foot from the rear and side property lines for a lot in Alpine Park Subdivision.
Chris Manguso, community development, presented the request and noted a neighbor letter indicating no objection. Manguso said the OWTS would be in the northeast corner of the lot and staff recommended approval, noting the owners already held a building permit and septic permit.
Commissioners discussed site constraints, including an inability to drill the well in the preferred location because of an overhead power line, which forced a change in the well location and created the setback issue. Citing the neighbor’s letter and site circumstances, a commissioner moved to grant the variance for 341 County Road 876 (Lot 13A, Block 6). The motion passed by voice vote.
The approval included the address clarification for the variance and concluded the public-hearing item.
Next steps: staff will record the variance approval in county records associated with 341 County Road 876 and proceed with permitting as appropriate.
