Perkiomen supervisors approve Artisan Land Company conditional use for Landis Tract

The Perkiomen Township Board of Supervisors unanimously approved a conditional-use decision for Artisan Land Company's proposed development on the Landis Tract during its Nov. 6 meeting. Solicitor Kenneth Picardi told the board Artisan offered to extend the township's deadline on its pending preliminary plan from Dec. 4, 2024, to Feb. 5, 2025; the board signaled it understood the extension and directed the solicitor to notify Artisan.
Picardi reviewed the conditional-use application and supporting evidence, saying the Landis Tract contains several environmental constraints. He said development under the township's Open Space Residential (OSR) overlay would allow clustering of homes to avoid sensitive areas, and that Artisan proposes the development be managed by a homeowners association.
Supervisor Dean Becker acknowledged the repeated use of deadline extensions in the review process and said he is not comfortable with how frequently they have been requested, but the board proceeded to a vote. Supervisor Gary Filzen moved to approve the conditional-use decision, Pamela Margolis seconded, and the motion passed 5-0 (Margolis, Campion, Becker, Filzen and Chairman Adam Doyle voting aye).
The decision imposes the conditions set forth in the board's written decision; the minutes state Artisan was made aware of and understands those conditions. The board also accepted the preliminary-plan time extension offer and requested formal notice from Artisan confirming the new Feb. 5, 2025 deadline.
What happens next: the conditional-use approval allows Artisan to pursue development under the OSR standards subject to the decision's conditions and the township's remaining land‑development review processes.
