River Ridge CDD approves gatehouse redesign engagement, signage work, street-sweeping and drainage easement

The River Ridge Community Development District on Oct. 22, 2024 approved several project and maintenance actions, authorizing design work for gatehouses, approving a master signage program, ratifying emergency storm clean-up street sweeping and accepting a proposed drainage easement template.
The Board authorized Bowman Consulting Group to retain RG Architects, P.A. as a subconsultant for redesign work on two gatehouses — described as facelifts rather than demolitions — and authorized the Chair to execute documents after review by District Counsel and the District Manager. Mr. Eric Long said the gatehouses have low clearance (one gate has been struck 12 times this year) and that RG provides 3-D renderings that aid design review. The Board approved the motion unanimously.
Separately, the Board approved a Bowman Consulting Group proposal for landscape architecture services to implement a Pelican Sound Master Signage Program. Neighborhood monument replacements, design and permitting costs will be charged to Pelican Sound replacement reserves, and permitting and design are anticipated to take 12 to 18 months.
The Board ratified an emergency authorization for Precision Cleaning, Inc. to perform storm debris street sweeping; staff reported eight loads/passes and the Board approved a one-time payment of $1,475 and authorized additional week-to-week cleanings over the coming month if needed.
District counsel presented a template Proposed Grant of Easement (drainage) from PSGRC to the River Ridge CDD. The Board approved using the template for future easements, with the understanding that each future easement will include a specific sketch and legal description when presented for approval. Mr. Charlie Krebs noted two additional drainage easements in progress for Seaside II and the golf course area.
No contested votes were recorded; all listed motions passed "with all in favor." The Board also ratified Resolution 2024-05A accepting the audited financial report for the fiscal year ended Sept. 30, 2023 and approved minor administrative minutes corrections.
