Planning Board endorses A&R for 54 Chestnut Street, approves lot releases and board reappointments

Attorney Adam Baldarelli of Fletcher Tilton presented an Approval Not Required (A&R) plan for 54 Chestnut Street on behalf of applicants Marcus Emery and Elizabeth Davidson and said the proposed lots meet minimum lot-area requirements and that the zoning board of appeals granted frontage variances for the new lots. Baldarelli told the board lot two is approximately 58,939 square feet and lot three approximately 55,455 square feet.
Board members discussed permanent open space shown on the plan and requested a clear note on the A&R drawing stating that the permanent open-space areas are non-buildable and that the recorded ZBA condition runs with the land. After clarifying that the condition limiting further subdivision and new occupiable structures on the permanent open-space areas was recorded and included in the application materials, the board authorized Chair Hazel Nurse to endorse the plan and sign on behalf of the Planning Board.
The board also approved lot releases for multiple lots (LL30, LL32, LL34, LL36, LL38, LL40, LL42, LL44, LL45, LL46) after confirming engineering and conservation sign-offs on basin modifications and as-built documentation. A motion to reappoint Michael Halley, Christian Hedrick, Hazel Nurse, Allison Jean Marco, and Cindy DeBoer to the Design Review Board for July 1, 2026–June 30, 2027 passed, and the board voted to expand and populate the planning director search committee with named residents and board representatives.
The board approved minutes for the June 2 meeting and the joint meeting with the select board on May 27, 2026, and adjourned for the evening.
