Task force members discussed a staff recommendation to consider rezoning Bradley Circle to better reflect the prevailing single-family character and to remove multifamily and mixed-use allowances in that limited area.
Staff explained Bradley Circle had been rezoned multiple times (including a 2014 change) and that the remaining parcels under discussion are predominantly developed with single-family homes, many used as short-term rentals. Staff proposed exploring an RSF-style district for the area while preserving provisions for family compounds and family subdivisions where appropriate. A council member reminded the group that three RD (Resort Development) lots remain and would not be affected by the local rezoning conversation.
Several members urged that any change preserve culturally important uses and small family businesses that currently rely on RM designations. One member suggested a new RSF-4 district as a compromise to retain certain conditional uses under a carefully crafted rubric. Staff said they would prepare options and clarify which lots are vacant, town-owned, or privately held and then return with draft language.
No final rezoning was adopted; staff will refine recommendations and run them through the task force and subsequent formal review bodies.
