Plan Commission approves Park Place Crossing with condition tied to Beechwood Centre Road extension

On Feb. 23, 2026, the Avon Advisory Plan Commission approved DPR 25-12, Park Place Crossing, a development plan for a one-story multitenant office building on a 1.68-acre site near Park Place Boulevard and U.S. Highway 36.
Staff recommended approval of the petition and of requested Waivers A through F, subject to standard conditions including revised lighting and landscape plans, a combined plat for Lots 6 and 7, and required approvals from Crossroad Engineers, Public Works and the Fire Department. Dale Kruse, representing the petitioner Tranquility, LLC, presented the proposal and answered questions from commissioners.
Public comment included support from Thomas Downard of the Avon Chamber of Commerce and several nearby residents. Commissioner Bill Reed moved to approve Waiver A; the motion passed 4-1, with Commissioner Andrew Rockabrand voting against. The commission then approved the remaining waivers and voted 5-0 to approve DPR 25-12 subject to staff’s conditions and an added condition #6 requiring the owner, at their sole expense, to close the eastern driveway nearest the Park Place Boulevard intersection and restore the curb line in accordance with Town standards within 90 days of a westward extension of Beechwood Centre Road.
The conditions also require submission of a revised lighting plan and a recorded plat combining the lots prior to issuance of a certificate of occupancy, and a landscape bond per UDO Section 6.1(D)(3). The commission’s action formalizes development approvals but imposes the driveway-closure requirement to coordinate with future Town roadway improvements.
The commission’s approval completes local discretionary land-use approvals; subsequent steps include any required plan revisions, permits and the recording of the plat prior to occupancy.
