Council holds first hearing on airport zoning amendments to reduce side-yard setbacks

The Enumclaw City Council opened a public hearing May 26 and received a staff report on Ordinance 28-37, which would amend the Enumclaw municipal code for the airport zoning district.
Senior Planner Winston Larson told the council the chief change is a proposed reduction of minimum side-yard setbacks from 20 feet to 10 feet in the airport zoning district. The ordinance would also amend a footnote to allow a structure up to 18 feet in height where the airport zoning district abuts residential property "which is similar to the allowable maximum height of accessory structures in a residentially zoned property." Planning Commission review on April 23 recommended the council approve the amendments as presented.
Staff framed the proposal as an update to the city's 2024 comprehensive plan implementation, intended to provide clearer, more adaptable development standards that remain compatible with aviation operations and surrounding uses. The council heard no public testimony during the hearing and closed the record at 7:12 p.m.; the item received a first reading.
