The Pownal Planning Board on April 16 received a preliminary presentation of a conservation subdivision concept for a large generational parcel anticipated to appear on the board’s June agenda.
Town Planner Tom Ursia said the subject property covers roughly 127 acres, that the proposal shows about 62% open space and an estimated 41 lots including several duplexes. Tom said the owner has engaged landscape architects, surveyors, engineers and a soil scientist and has provided geographic coordinates and digital mapping for the board’s review. "It is one of your most unique generational lots," Tom said, and he described the project as the first in a series he expects the board to see.
Tom asked the board to compare conventional and conservation layouts side by side and said the applicant (working with Land Design Solutions of Cumberland and others) will likely submit materials to the Maine Department of Environmental Protection; he cautioned that DEP review could take months and might require extensions to local review timelines. The applicant also agreed to produce a drone flight and a thumb drive with digital files for public viewing at the meeting.
The board did not act on the submission; Tom said the applicant had paid the application fee and that detailed plan sets and stormwater materials will follow. The board listed the Stetson Farm conservation subdivision on next month’s agenda for a formal presentation.
