Resident reports slab moisture damage; River Ridge approves drainage easement template

During public comments Oak Run resident Lynde Sorensen reported water intrusion under her home’s slab that has caused wood-floor buckling and elevated moisture and mold levels. Inspections purportedly ruled out plumbing and HVAC causes; a foundation specialist recommended adding sealant, installing perimeter drain tiles and extending downspouts 5 to 10 feet. She said ponded water at the back of the unit had submerged underground downspouts.
"I need help to get the downspouts farther from the home and to install the drain tiles," Lynde Sorensen said, asking the CDD and HOA to work together on a solution. Mr. Schultz and Mrs. Adams responded that drain tiles are likely an HOA responsibility though the CDD may be able to assist with some ponding issues.
Separately, the Board approved a Proposed Grant of Easement for drainage from the PSGRC to RRCDD. Tony Pires said the template can be reused and that each future easement will include a specific sketch and legal description when added to an agenda. Charlie Krebs reported he is preparing two additional drainage easements (Seaside II and the Golf Course area) and will forward them to counsel when complete. The Board approved the immediate Proposed Grant of Easement "with all in favor."
