River Ridge OKs RG Architects redesign for gatehouses and Bowman signage plan

The River Ridge Community Development District on Oct. 22 authorized Bowman to retain RG Architects, P.A. as a subconsultant to redesign two gatehouses and approved Bowman Consulting Group to undertake a master signage program for Pelican Sound.
District staff and engineers said the gatehouse redesign is a façade/update rather than demolition; the main gate requires replacement due to repeated strikes. Engineers indicated new elevation certificates may be required and permitting and design are expected to take about 12–18 months. Staff discussed booking the $62,500 design expense as a reimbursable deferred cost to be invoiced when financing is issued; the Board noted the project cost is below the Consultant’s Competitive Negotiations Act threshold for competitive bidding.
The signage program includes replacement of monuments throughout the CDD, with neighborhood monument replacement costs budgeted from Pelican Sound replacement reserves. Charlie Krebs and Eric Long said monuments may be relocated in some areas and that Bowman can coordinate monument appearance to ensure consistency.
The Board authorized the Chair to execute documents as appropriate after District Counsel and the District Manager review the agreements and named Mr. Long as project lead and Mr. Blumenthal as Board liaison for communications and monthly updates.
