The council took up a zoning matter concerning an after-the-fact shed addition at 6581 Catkin Court and voted to schedule a variance and public hearing to resolve compliance questions. Solicitor Richards said the addition was built without a permit and conflicts with the recorded Plat Restrictions; he advised that issuing a permit without resolving the legal restrictions would be inappropriate. Council members discussed options including enforcement, removal or pursuing a variance.
Councilman Patrick moved and Councilman Cummins seconded a motion to hold a variance hearing and a public hearing on the shed at 6581 Catkin Court. The council approved the motion by voice vote, 5 Aye / 0 Nay. Solicitor Richards reminded the council that a notice of public hearing must be mailed to property owners within 500 feet and that a public hearing (tentatively Jan. 19, 2026) will allow neighbors to comment before any variance is granted or denied.
The council also discussed broader enforcement, noting that many structures in the Furnas Forge subdivision may be out of compliance and that members should monitor and report unpermitted work.
