Charles (Charlie) Goodridge returned to the board with neighborhood comparables and a reduced shed plan to support a 7x13 pool and an accessory structure sized to enclose pool mechanicals. Goodridge said the accessory roof and a covered barbecue area explain a larger square‑footage number on the plan but that the pool itself is 7x13 (91 sq ft) and the accessory structure accommodates required equipment.
Board members discussed whether the shed footprint and the covered roof could be reduced to shrink the relief amount; Goodridge explained basement space and narrow stairways limited options for moving equipment indoors. The board found there are nearby properties with similar or greater lot coverage for pools and determined the modest coverage relief was in character with the neighborhood. The motion to approve the small maximum building coverage variance carried on roll call with six members voting in favor, none opposed.
Conditions recorded in the public motion noted that permeability requirements would be met and that the accessory structure was sized to house mechanical equipment and reduce noise for neighbors.
