The Glynn County Board of Commissioners voted July 2 to rezone roughly 2.87 acres associated with Ace Garden Center from PD (Plan Development) and FA (Forest Agriculture) to LC (Local Commercial), a change staff said brings the property’s zoning into alignment with its existing commercial garden-center use.
Christina Wright, senior planner, explained the request covers multiple parcels on Demery Road and showed maps and a sketch plan demonstrating existing and proposed zoning. Staff noted the South Island character area lists LC as a compatible classification for the site and that the applicant had been made aware the area could be affected by a future road-widening project. The Island Planning Commission unanimously recommended approval on June 23.
Following a brief public-hearing period with no speakers, Commissioner Walsski moved and Commissioner Duncan seconded approval of the rezoning to LC; the motion passed unanimously.
The rezoning removes the mismatch between land use and zoning and allows the garden-center operation to continue under conventional local commercial regulations. Staff noted future property impacts could arise if a road-widening project proceeds in the corridor.
