The Deephaven Local Board of Appeal and Equalization approved market-value reductions for multiple residential properties after a review of comparable sales and observed property conditions on April 21, 2025. Hennepin County Property Appraiser Michael Smerdon presented the recommendations and the board voted to adopt them.
Smerdon recommended reductions for a group of parcels including 3675 Northome Road (from $449,700 to $415,100), 18315 Lake Avenue (from $1,012,100 to $944,500), 2050 Summerville Road (from $6,089,000 to $5,636,000), 20005 Cottagewood Avenue (from $3,470,400 to $3,091,000), 19765 Lakeview Avenue (from $4,509,500 to $3,228,000), 20540 Summerville Road (from $6,089,000 to $5,636,000), 19995 Cottagewood Avenue (from $3,557,400 to $3,137,000), and 4285 Cottonwood Lane (from $3,375,000 to $3,346,700). The board made a single motion to approve the reductions "as presented," moved by Councilmember Emily Scherschligt and seconded by Councilmember Tom Erdmann; the motion carried by unanimous vote.
Smerdon also identified additional parcels requiring action. The board considered 4290 Cottonwood Lane (assessed at $3,601,900); no reduction was recommended, and the board voted to affirm the assessor's valuation on a motion by Councilmember John Studer, seconded by Emily Scherschligt.
