Redevelopment authority approves Racetrack Inc. final plat, grants six‑month extension and tables two rezoning petitions

Petition 25‑16 (Winters subdivision), which involves an eight‑lot subdivision, was tabled after staff and commissioners raised outstanding stormwater, detention and road‑improvement concerns. The commission noted the need for detention areas and standard roadway improvements including gutters and sidewalks.
Separately, the board opened public hearings on two rezoning petitions (26‑02 and 26‑03) to change zoning from R‑2 to M‑1 for large parcels north of the US‑30/Place Street corridor. After extensive public comment about traffic, pipeline safety, wetlands/dewatering and potential data‑center uses, commissioners moved to table both rezoning petitions and asked the applicant to return with traffic studies, clearer infrastructure commitments and plans for mitigation of community impacts.
All tabling and approval motions were carried by voice vote; detailed traffic counts, engineering reports and any binding development agreements were not provided at the meeting and will be requested before the petitions return.
