The El Paso City Plan Commission voted July 2 to approve Montana Market, a major combination subdivision that would divide 11.60 acres into four commercial lots ranging from about 0.62 to 9.26 acres.
Blanca Perez of Planning and Inspections presented the application, explaining that stormwater runoff will be routed by surface flow to a regional pond and that the applicant requested multiple exceptions to match existing neighboring conditions: waivers of additional roadway dedication and driving‑lane construction along Airport Road, waiver of additional right‑of‑way dedication along Sue Street and waiver of a planter‑strip construction requirement along Ishaway. Staff recommended approval on the condition that any rezoning needed for the project be approved by City Council prior to recordation of the final plat.
The applicant representative, Georgia (engineering), said the applicant agreed with staff comments. The commission approved the request by voice vote; no public opposition was recorded in the staff notice (14 notices mailed; no responses as of June 18, 2026).
The commission’s approval is subject to the condition that rezoning be finalized by City Council before final plat recordation.
