The Town of Sharon Inland Wetland & Watercourse Commission on May 11 approved a driveway application for 190 Bowne Road and a demolition-and-rebuild for 160 Silver Lake Shores, and accepted three additional applications for the June 8 hearing.
The driveway at 190 Bowne Road was approved after a site review; the commission recorded that only a portion of the proposed drive lies within the regulated area and the proposed house site itself was not part of the application. The motion to approve was made by Larry Rand and seconded by Sharon Tingley and carried unanimously; Robin Zitter recused herself because she is a neighboring property owner.
The commission also approved a demolition and reconstruction plan for 160 Silver Lake Shores, presented by architect Christine Gray on behalf of the Sharon Housing Trust. The current structure was described as uninhabitable; the project includes a two-story single-family home, driveway construction, a new well, gravel road topping, and hazardous tree removal. The Housatonic Valley Health District approved continued use of the existing septic system. The motion to approve was made by Mike Dudek and seconded by Robin Zitter and carried with all in favor.
Separately, the commission accepted three applications to be heard June 8: a pond cleanout at 60 Sharon Mountain Road, a canopy installation at 33 South Main Street, and a five-year maintenance plan for 74 Still Meadow Road. Those acceptances were moved by Scott Schreiber and seconded by Mike Dudek. A fourth submittal, a building addition and drainage work for 29 Hospital Hill Road, was scheduled for the July 13 meeting.
One application was tabled for additional information: a proposed 24-by-36-foot barn at 30 King Hill Road was presented by Nicholas Medeiros; members noted prior unpermitted tree work and multiple vehicle crossings in the regulated area and voted (motion by Sharon Tingley, second by Robin Zitter) to table the file until requested information is provided.
The commission indicated next procedural steps for approved items are standard permit processing and any necessary conditions noted in staff reports; the public hearing and detailed permit materials will appear on upcoming agendas. The next regular commission meeting is scheduled for Monday, June 8, 2026, at 6:30 PM.
