Planning commission clarifies use at 93 Amenia Union Road: pool house to be family space, garage apartment may be rented
Summary

Andrew Pelletier addressed the Sharon Planning and Zoning Commission on May 13 to clarify the configuration and permitted uses at 93 Amenia Union Road. He said the property currently contains a main house, a detached garage with an apartment above (permitted by special exception in 1983) and a pool house that has three bedrooms and two kitchens. Pelletier provided a written clarification to the commission outlining recent work and the owners’ plan to remove one of the pool-house kitchens.
The commission accepted the clarification and confirmed that if one kitchen is removed the pool house space would conform to the original permit’s intent and be restricted to family use rather than an independent rental unit. Mrs. Hall thanked Pelletier for requesting the clarification. Land Use Administrator Casey reminded the commission that separations of accessory apartments must meet current zoning regulations.
The clarification leaves the detached garage apartment, which the minutes record as originally permitted as an accessory apartment, available for rental under that permit. No formal vote was recorded on this clarification; the meeting record notes the commission’s acknowledgement and Mrs. Hall’s thanks to Pelletier. The commission’s next regular meeting is scheduled for June 8, 2026 at 5:00 p.m.
