Chubbuck council approves Brood Subdivision short plat; staff recommended approval with no conditions

The Chubbuck City Council unanimously approved the Brood Subdivision short plat, a one-lot survey that staff said meets applicable subdivision and zoning requirements.
Applicant Chris Adams, owner of Creek Hollow Associates, told the council he represents the property owner and that the lot includes a building used by the Bannock County North Fire District. Adams said a recent building improvement — the addition of a bathroom — triggered the short plat requirement and that the parcel otherwise remains largely vacant.
Development Services Manager Sean Harris reported that the final plat had been reviewed by staff and "meets the requirements of title 16, 17, and 18." Harris said the applicant will be required to use Fort Hall irrigation project water for any future landscaping and recommended approval of the findings of fact and conclusions of law with no conditions.
Chris Adams also noted that a 15-foot utility easement was added along the south end of the parcel at the request of Shawn. Following the staff recommendation, a council member moved to approve the Brood Subdivision Short Plat and the related findings; after a second, the clerk called roll. Councilman Heiner, Councilman Evans, Councilman Hernandez and Councilman Reese each voted "Yes," carrying the approval.
Because this was a short plat that did not require land use commission review, the council’s approval finalizes subdivision approval subject to the listed conditions (use of Fort Hall irrigation project water for landscaping).
