Council approves Drees Homes site plan and demolition at 2648 Whiton Road

A Drees Homes representative explained the applicant had received Planning Commission approval, Board of Zoning Appeals variances and conditional Architectural Review Board approval pending relatively minor redraws. Council member John Rach, the council's Planning Commission representative, summarized prior hearings: the application had originally been tabled in October to allow additional site-plan information and an MOU with an abutting Shaker Heights neighbor addressing a fence location not aligned with the property line. Rach said the Planning Commission was comfortable with the MOU and the pre-existing Board of Zoning Appeals approvals.
Councilmember Sheri Sax moved to approve the Planning Commission recommendation, Vice Mayor Michele Weiss seconded, and the motion passed on a unanimous roll-call vote. The approval is contingent on the applicant entering a developer agreement and posting the required bond before proceeding.
Next steps: The developer is expected to finalize the developer agreement and bond; Council directed staff to ensure those conditions are met before demolition or building permits are issued.
