The Saratoga Springs Zoning Board of Appeals on Dec. 8, 2025, approved an area-variance package that will allow a lot-line adjustment between 204 and 208 Lake Avenue and preserve an existing accessory shed at 208 Lake.
The board read and adopted a draft motion finding that the applicants demonstrated the benefit could not be feasibly achieved by other means, that neighborhood character would not be impaired, and that conditions (including the required lot-line adjustment and a cross-access easement) must be recorded. The motion carried on a 6–0 vote.
Other formal actions taken at the meeting included: • 3 Cobb Alley (20250901): the board voted to request an advisory opinion from the Design Review Board on a proposed single-family build and associated variances, rather than finalize a zoning determination. The motion to request DRB advisory review was seconded and approved. The advisory referral preserves DRB’s design authority on mass and scale matters. • 2 North Circular (20250738): the board approved area variances for an existing fence and retaining-wall combination adjacent to Burke Funeral Home and Route 50, with the board recording findings about hardship, neighbor support, and the fence’s interior appearance. The motion passed 6–0. • 15 Benton (20250894): the board reviewed submitted supplemental materials for an ongoing request to replace a sunroom and construct a front porch; draft motion language was prepared and the item will return at the next meeting for formal action.
How the board framed its decisions Board members repeatedly noted precedent and neighborhood context when weighing requested relief, asking applicants for engineer letters, drainage mitigation plans, or comparable variance records where appropriate before finalizing decisions. Where relief was granted, the board often tied approval to recorded easements, recorded legal descriptions and condition language to ensure implementation.
What’s next Several items remain open: the board left the public hearing open on 20 Empire Ave (deck/roof overhang) pending engineering documentation and neighbor comparables; the Stewart’s redevelopment at 177 South Broadway remains under review with planning and DRB processes still to conclude. The board’s next meeting is January 12, 2026.
