Staff described request number 1 (replacement of 18 windows) and request number 2 (removal and infill of six windows) and showed staff interpretations and site photos. Commissioners noted the building is non‑contributing (built in 1957) but visible from the street; they said the application lacked detailed window specifications and adequate brick samples for the infill areas.
Trebel “JC” Cruz, speaking for the owner, said the owners and contractor had been discussing options but had not finalized specifications. Commissioner discussion focused on securing physical samples and whether the commission could condition approval on staff review of specs. Commissioners generally preferred the commission to review window specs rather than delegate that decision entirely to staff.
The commission voted to continue the application and requested the applicant return with full window specifications for replacement units plus physical brick samples and close‑up photos of the existing masonry so commissioners can evaluate material compatibility.
