The Planning Commission unanimously approved a rezoning request on Jan. 13 to change three parcels totaling about 3.5 acres near Cherokee Park Road from Intermediate Business (IB) zoning to High‑Density Residential (R‑3), a step the applicant said is to enable construction of apartments. Planner Sabrina S. Tomassoni told commissioners the parcels abut Highway 25E/N. Davy Crockett Parkway, a major corridor with 2023 daily traffic counts of 17,737, and that staff did not oppose forwarding the request to City Council.
Commissioner Jake Stokely moved to approve the rezoning; Mayor Gary Chesney seconded the motion. The commission voted 8–0 to approve. Tomassoni noted the nearest existing R‑3 district is 1.35 miles away but said the corridor location and existing mixed zoning make higher density appropriate. The commission did not record public opposition during the meeting.
If the City Council approves the rezoning, the applicant will be able to advance site plans for multifamily construction consistent with the R‑3 district standards.
