Planning commission approves Bridgewater Point Phase III final plat, $207,375 infrastructure surety

The Morristown Regional Planning Commission on May 12 approved the final plat for Bridgewater Point Phase III and required the developer to post an infrastructure surety of $207,375 before the plat may be recorded.

Planner Sabrina S. Tomassoni told the commission the 17-acre Phase III, proposed by engineer Clint Harrison on behalf of owner Phillip Carlyle, subdivides the property into 39 residential lots ranging from about 0.17 acres to just over 0.5 acres and leaves 2.55 acres as open space for utility easements and stormwater. The phase will extend Shoreline Vista and create intersections at Ridgetop Terrance (a cul-de-sac) and Prairie Lane to provide additional access onto Hill Trail Drive; all roadways are intended to be public rights of way.

Tomassoni said utilities and road signs are already installed and that the developer will bond the surface coat of the new roadways and the sidewalks to be installed after home construction. She said the infrastructure surety of $207,375 is separate from the land disturbance bond, which remains in place. The surety must be posted and will be held by the city until the work is complete.

Commissioner Ventrus Norfolk moved to approve the final plat and the infrastructure bond; Commissioner Alpha Alexander seconded. The commission approved the motion by a 7–0 voice vote.

The approval authorizes the developer to move forward with recording once the required surety is posted; the city will retain the surety until the required construction and installations are complete.
