The Morristown Regional Planning Commission approved the preliminary plat for Merchants Crossing (MASD-3291) on April 14, voting 6 yes, 0 no, 1 abstain. Senior Planner Josh Cole described the development as slightly under 50 acres north of Veterans Parkway between Merchants Greene Boulevard and South Bellwood Road. The preliminary plat creates eight lots ranging from 0.91 to 14.63 acres and proposes realignment of South Bellwood Road and a short dead-end street to maintain access for existing homes.
The submitted materials include a commercial site plan for several lots showing two large retail tenants and outparcels; staff recommended approval of the preliminary plat but noted several conditions required before final plat approval. Those conditions include construction and acceptance of the new South Bellwood roadway, construction of the dead-end street serving affected homes, and closure of a majority of the existing South Bellwood right-of-way.
Vice-Chairman Jack Kennerly moved to approve the preliminary plat; Secretary Roni Snyder seconded and the motion carried. Final plat approval will be contingent on the listed infrastructure and right-of-way actions being completed.
