Konstantin Obishenko and Alexandra Dubidel, residents of 108 Adams Street, asked the board for four area variances to build an approximately 70‑square‑foot bathroom addition within the courtyard created by the combined 106–108 Adams Street parcel.
Obishenko said the proposed addition sits within retained masonry walls from a demolished structure and that the only feasible connection to the existing residence is at the northeast corner of the courtyard. He read a letter from the project’s design professional (Adam Patella) and described how the addition would be largely invisible from the street and would not increase impervious surface because it sits on an existing concrete pad; runoff will be handled with roof guttering tied to the existing perimeter drainage.
The applicants and board discussed the four requested area variances (rear and side setback relief, a small front/rear adjustment and an impervious‑coverage allowance). The board classified PLZBA2026‑0054 for SEQR review as a Type II action, then moved and voted to approve each requested variance after brief deliberation and a second. Board members recorded approvals for all four variances.
The applicants were congratulated and told to coordinate final design details and permits with city staff.
