"We're basically updating the house, making it more modern, adding a first-floor bedroom," Don Santos said, describing plans to keep the home's colonial character while enlarging the porch and adjusting the front entry. He told the board the materials—white windows, gray siding, white trim and a charcoal roof—are consistent with surrounding houses.
Board members reviewed street views and elevations and said the scale and materials fit the neighborhood. A board member summarized the discussion as favorable and moved to open the public hearing; with no speakers appearing in person or on Zoom, the board closed the hearing.
The board voted to approve the variance application with one explicit condition: final implementation is contingent on any zoning approvals and the CBA (Community Benefits Agreement) resolution being satisfied. The clerk recorded the roll call in which the members named at roll call were recorded as voting in favor.
The approval does not substitute for zoning action: the board noted additional steps remain, including any required zoning waivers or permits before building permits can be issued. Don Santos thanked the board for their time at the meeting.
