The Avon Advisory Planning Commission on April 27 approved a development plan review (DPR 26-02) for Avon Landing Building 3, a proposed roughly 156,400-square-foot industrial building on an approximately 12-acre parcel at 2569 Logistics Way. The petition was filed by VanTrust Real Estate and represented in the record by Kylie Bright‑Schuler.
Staff presented its report and "recommended approval of all Waivers, as well as petition DPR 26-02," subject to several conditions. Those conditions include: submission of any revised plans consistent with approval commitments; a required landscape bond per Section 6.1(D)(3) of the Unified Development Ordinance to be posted before issuance of a full certificate of occupancy; compliance with applicable Town Code; necessary approvals from Crossroad Engineers on behalf of the Town; and a revised landscape plan that shows all required parkway trees along Logistics Way.
The commission approved three waiver motions (Waiver A, Waiver B and Waiver C), each passing 5-0. Commissioner Bill Reed moved approval of the waivers and the final motion to approve DPR 26-02; Commissioner Greg Zusan seconded the final approval motion. The final approval included the staff conditions and an additional requirement that the petitioner obtain and submit a revised landscape plan. All motions recorded in the minutes passed by unanimous 5-0 votes.
The public hearing was opened and closed by President Kathryn Ransburg with no members of the public offering testimony. The record lists the petitioner and staff presentations but does not include additional public comments.
Next procedural steps noted in the minutes include the petitioner providing the required revised landscape plan and the Town receiving the landscape bond and required technical approvals prior to a full certificate of occupancy being issued.
