River Ridge CDD OKs RG Architects for gatehouse redesign; Board authorizes Bowman subconsultant arrangement

The River Ridge CDD authorized Bowman Consulting to retain RG Architects, P.A. as a subconsultant to redesign two gatehouses and related monument work, and approved booking the $62,500 design cost as an up-front reimbursable expense to be invoiced when project financing is issued.
Eric Long presented the fee proposal and described the work as a redesign and “facelift” rather than demolition. Board members discussed elevation certificates, the need to confirm original construction drawings, zoning and potential flood-zone changes, and a 12- to 18-month schedule for design and permitting. Mr. Krebs noted a new elevation certificate will likely be required and that prior construction plans might be available with the Development Order.
District Counsel Tony Pires recommended authorizing Bowman to retain RG as a subconsultant, with Chair execution of documents after District Counsel and District Manager review. On a motion by Mr. Blumenthal, seconded by Mr. Mountford, the Board voted unanimously to authorize the subconsultant arrangement and allow the Chair to execute necessary documents. The Board also approved proceeding with monuments proposals and indicated the CDD will purchase construction improvements and seek reimbursement when financing begins, with construction expected to start in 2026.
Mr. Long was designated to take the lead on the gatehouse and neighborhood coordination; Mr. Blumenthal will serve as Board liaison for communications and monthly updates. Staff said they would provide design renderings and neighborhood information to residents when appropriate.
